About the Role:
This position requires an individual who effectively manages a portfolio of commercial buildings ensuring appropriate levels of care and attentiveness are provided to all aspects of the building, thereby achieving optimal levels of return on investment for the ownership.
Key Responsibilities:
General
- Conduct regular inspections of the properties and tenant spaces to ensure compliance with leases and the proper upkeep of the properties.
- Obtain estimates/bids for repairs at the properties.
- Coordinate contractor activity.
- Provide excellent tenant service. Respond to tenant requests/problems in a timely and courteous manner, and generate work orders directed to vendors or maintenance staff. Follow-up with tenants to ensure satisfactory resolution.
- Utilize highly effective communication and interpersonal skills for building important relationships with guests, employees, city officials and other community leaders.
- Ensure that property files are properly maintained and kept up to date in accordance with company policy. Prepare and maintain appropriate files, records, correspondence and file notes.
- Supervise full-time cleaning and maintenance crews or hire out the work to subcontractors.
- Oversee the interior and exterior maintenance and repairs of the building.
- Oversee landscaping and painting, electrical and plumbing systems, windows, doors, elevators and floors.
- Make recommendations to the owners for repairs and upgrades.
- Update and improve properties to increase return on investment.
- Direct management of operations staff.
- Coordinate tenants move in / move out as well as agreed upon tenant improvements.
- Create and provide accurate information for monthly/quarterly owner reports.
- On-call as required.
Financials
- Preparation of annual budgets, year-end recoveries, all related tenant correspondence.
- Monitor all accounts that pertain to the running of the building.
- Responsible for instituting collection procedures on late-paying tenants.
- Detailed verification of all invoices amounts and information with approved Service Orders or Contracts.
- Assist accounting with questions related to the properties and resolution of vendor issues.
About you:
- Post-secondary education or suitable professional training and experience as an alternative.
- 5+ years in commercial property management.
- RPA or FMA, or CPM is plus.
- Experience using Yardi, and MRI Angus Anywhere.
- Microsoft office (word, excel, outlook, power point).
- Must be able to obtain and maintain a PWGSC secret security clearance.
- Must have a vehicle.
- Bilingual is an asset.
- Excellent written and verbal communication skills.
- Ability to multitask and prioritize.
