The role
We are seeking a Title Curative to join our Operations Team at Empora. As one of the highest impact roles on our team, our Title Curatives examine title search results, translate requirements to the title commitment, create a clear to close plan, clear title items, and provide guidance regarding the transfer or refinance of property and the issuance of lender’s and owner’s policies of title insurance. We rely on our Title Curatives to exhibit meticulous attention to detail as they analyze search results and exemplary communication with their team members as they distill title issues into actionable items to clear.
We’re looking for someone with an affinity for working with investors and the experience in understanding their unique needs. They possess an attitude of extreme ownership to move the deal forward, and get a sense of pride removing roadblocks to closing by leveraging creative solutions.Â

Execute Title Curative Functions with Excellence:
- Review title abstracts and chain of title, legal descriptions, surveys, lien searches, property taxes, probate, and bankruptcy documents
- Prepare or review title commitments including requirements, endorsements, and exceptions
- Cure title issues with speed and accuracy, and review all clearance documentation for sufficiency
- Draft and review documents, deeds, affidavits, and state-specific recording transmittal forms
- Review entity documents for authority and create signature blocks
- Identify dower and witnessing requirements for documents
- Effectively communicate and collaborate with internal team members to manage closing timelines and support in communication of issues to customers.
- Collaborate with internal team members and underwriters to resolve issues as quickly as possible.
- Prepare title policies and assist in the event of a claim
Experience and Qualifications:
- 3+ years of well-rounded knowledge and expertise in all Title Curative functions, in several of our key states (OH, FL, PA, IN, MO, KY).
- Experience executing Title Curative functions on investor deals (as opposed to traditional retail/refi).
- Familiarity with assignment contracts, transactional funding, subject to, novation, double closings, title abstracts and chain of title, legal descriptions, surveys, lien searches, property taxes, probate, bankruptcy documents, commitments, endorsements, and title policies
- An understanding of state-to-state curative requirements and variances
- Ability to accurately analyze and evaluate documents as they relate to the title
- Comprehensive knowledge of underwriting policies and guidelines
- Comprehensive knowledge of real estate law and title and escrow curative procedures in addition to local regulatory title insurance laws & requirements
- An insatiable desire to challenge and change the status quo in the title industry
- Highly adaptable - easily adapts to new challenges, switches between tasks and priorities efficiently, and communicates effectively to various stakeholders–can resolve a wide range of title issues and translate them into a relatable context.
- Highly efficient - ability to achieve significant results with minimal wasted effort as a result of effectively prioritizing urgent and important tasks across a portfolio of files. Surfaces recommendations and solutions to improve processes that drag on efficiency for both themselves and their team.
- Focused and organized - stays focused amidst distractions in a remote/hybrid environment with minimal managerial oversight.
- Ownership mindset - exhibits a sense of urgency toward customer desired closing dates, does whatever it takes to meet customer needs through agile management of the deal timeline and nimble problem solving.

- Resident title insurance license is a plus, any additional non-resident title insurance license an added plus
- Achievement of a law degree or bar admission is a plus
